From Vision to Community: The Story Behind Riverstone
Designing and developing a master-planned community is always a complex undertaking. Delivering one on an accelerated schedule while coordinating multiple engineering disciplines and navigating the challenges of a global pandemic requires exceptional teamwork.
That was the challenge behind Riverstone, a 1,382-acre residential community in San Antonio.
Since design work began in 2019, Pape-Dawson has helped bring approximately 3,500 residential lots to life, supporting one of the region’s fastest-moving residential developments. The developer’s vision called for multiple home types and price points to launch simultaneously, including traditional single-family neighborhoods and build-to-rent communities, all while maintaining an aggressive construction schedule.
To meet those demands, Pape-Dawson implemented expertise from across the firm’s multidisciplinary teams, bringing together specialists in land development, surveying, water and wastewater, transportation, environmental services, and hydrology and hydraulics. This integrated approach allowed critical permitting, infrastructure design, and engineering efforts to move forward in parallel, helping keep construction on schedule without compromising quality.
The team’s work spans nearly every aspect of the community’s infrastructure, including:
- Street, drainage, water, and wastewater design
- Off-site sanitary sewer improvements
- Traffic improvements
- Flood studies and drainage analysis
- Environmental and permitting services
By distributing work across teams while keeping design efforts closely coordinated, the firm was able to deliver engineering solutions and maintain the momentum the developer’s schedule required.
Beyond creating a thriving new community for thousands of future residents, the project also demonstrates the value of integrated engineering.
