Gardner Logistics Park

Pape-Dawson (as Eberly & Associates) provided master planning and phasing services for this 393-acre park with six buildings totaling 4.25 million SF.

Home Depot leased the first 657,000-SF build-to-suit facility in the park and required significant site modifications to meet their programming and strict security requirements for their newest rapid deployment center (RDC). To accommodate the end-user needs and satisfy community concerns, the team added long roads for truck queuing off State Route 42, which is accessed by a new signal at Colvin Drive.

A new over-the-road trailer lot with more than 1,200 spaces and buffer plantings was added to the site to create a natural screening from the interstate and state highway.

Docks line three sides of the building allowing for heavy capacity. The building includes state-of-the-art material handling systems and a second level mezzanine.

Phase II of the project was another build-to-suit distribution center for Love’s Trucking. The 205,000-SF facility supplies Love’s Truck stops throughout the Southeast.
