Pape-Dawson served as civil engineer for this senior living facility on 5 acres of the west portion of Bluebonnet Plaza. The off-site Bluebonnet Plaza improvements designed by Pape-Dawson included roadway improvements, sidewalk improvements, sewer extension requirements, heritage and protected tree preservation requirements, and detention and water quality ponds adhering to the Texas Commission on Environmental Quality (TCEQ)’s stringent Edwards Aquifer recharge zone requirements. Pape-Dawson’s expertise in navigating site challenges was key in the design of the Grand Living project, most notably in addressing the zone change requirements, TCEQ requirements, right-of-way (ROW), tree preservation requirements, and coordinating permitting through TxDOT, Round Rock Water, and City of Georgetown.
