Pape-Dawson (as Gaskins + LeCraw) provided surveying, land planning, civil engineering, landscape architecture, entitlements, permitting, and construction phase support for this 300-unit apartment complex. Site challenges included streams and wetlands, a cross-country gas pipeline, rock, significant topography, an active road construction project on one side of the site, and an interstate on the other. The site’s grade was largely dictated by underground utilities and the nearby interstate. Given the significance of the streams and wetlands, the final design included five large box culverts and six ponds (one underground) to address the site’s drainage needs.
