Pape-Dawson provided surveying services, a traffic impact analysis, and civil site design for this multi-family development. The five-story wrap-style apartment community features 255 apartments and five levels of structured parking. The project is located within the 500-year floodplain, which made the project’s drainage and detention design complex. The engineered solution was a cast-in-place concrete vault as deep as 15’ below the footprint of the garage to account for both detention and mitigation of the subject property, and detention of an additional 31 acres off-site.

In accordance with the City of Houston’s code regulations, the facility’s first habitable floor is roughly 4’ above natural ground. The team applied creative design solutions to solve the unique grading challenges with ingress and egress of the elevated building. Due to the project’s close proximity to NRG Stadium, the client placed an emphasis on walkability to and from the development. The design also included construction plans for the adjacent El Paseo Street (Fannin Street to Knight Road) and associated public utility extensions.
