Rollins College is an 80-acre, private, liberal arts college in Winter Park, Florida. Pape-Dawson (as Poulos & Bennett) provided planning, engineering, and construction phase services for a 250,000-SF, $60M student dorm complex to serve the campus on the shore of Lake Virginia. Our team coordinated the demolition and relocation of utilities to accommodate the redevelopment project.
Challenges included working on an active campus with space limitations and ensuring that water, wastewater, fire protection, and electrical services were uninterrupted for the remainder of the campus. The site also featured approximately 24’ of topographic relief, requiring meticulous planning and grading to prevent untreated runoff from flowing into Lake Virginia and provide pedestrian connectivity throughout the complex that was ADA-compliant and efficient. To maximize space and enhance facilities, the team removed an existing dry retention pond and designed a new underground stormwater retention system.
Our team has provided services for several other projects on the campus, ranging from parking garages and pedestrian improvements to additional dormitories, facility expansions, and pavilion renovations.
