Sanctuary at Bear Creek

The Sanctuary at Bear Creek is a private, gated community in Fort Worth. To facilitate construction of the subdivision, Pape-Dawson relocated an existing 18” sanitary sewer main that ran diagonally through the subdivision site. We prepared a sewer alignment and capacity study for the City to determine existing and future contributing flows to the line from upstream; new, longer routing of the line around the subdivided property; and whether the new, flatter slope would provide adequate flow capacity. Once the studies were approved, Pape-Dawson prepared construction plans, specifications, and easement documents for 1,042 LF of the new 18” sewer line constructed along the eastern and northern sides of the subdivision.

Pape-Dawson was responsible for overseeing analysis of fringe reclamation adjacent to a creek with a large watershed. To accomplish reclamation without adversely affecting the 100-year water surface elevation, our team used strategically placed excavation from within the floodplain, avoiding trees, Waters of the U.S., and making sure the property was still functional as parkland.
