Sunbridge
Spanning 27,400 acres in Orange and Osceola Counties, the Sunbridge development is redefining the concept of community living. Centered around a profound connection to nature, Sunbridge offers neighborhoods seamlessly integrated with Florida’s landscape, combining adventure, beauty, and everyday conveniences. From residential homes and workplaces to restaurants, parks, and schools, Sunbridge represents a holistic approach to “Living Florida.”
Pape-Dawson (as Poulos & Bennett) is playing a critical role in shaping the infrastructure of Sunbridge. Our scope includes master plans for utilities, drainage, and roadways spanning the development’s 19,560-acre section in Osceola County. This includes 5.6 miles of new roadways, 8 miles of utilities, two bridges, and permitting for over 150 individual components. The team is also designing key residential sections, such as Neighborhood C (573 lots and more than 8.5 acres of parks) and Neighborhood D (447 lots and 7.75 acres of parks and trails).
A defining feature of the development is the “Watershed,” a 46-acre lake integrated with the Central Florida Flood Control District’s canal system. The lake required a meticulous drainage design and a seven-year permitting process. The team also navigated complex permitting hurdles and regulations while ensuring adherence to environmental conservation.
