The Bowen

Pape-Dawson provided civil engineering services and construction documents for this 339-unit, 19-story apartment building with a six-story parking garage.

The Bowen is part of a 30-acre master plan redevelopment at the Domain in North Austin. During this project, we worked closely with the City of Austin to accommodate parkland requirements for the master plan development. For resale purposes, the 30 acres of land is subdivided via plat so that each building is on its own lot. To accommodate the capacity needed for the Bowen, as well as the other proposed buildings on site, a Service Extension Request (SER) through Austin Water Utility was required to assess the capacity of off-site facilities. Pape-Dawson coordinated this application and phased the SER to maximize development prior to installing the required off-site improvements. A separate permit was submitted to the City in association with the master development plan to design a road network and re-route the existing utilities on site through public water and wastewater lines. This allowed for site access and utility service for the Bowen.

To accommodate the Bowen, as well as future phasing of the development, Pape-Dawson redesigned the existing water quality and detention pond serving the master planned development and upstream developments. The development was designed to meet City of Austin requirements and the North Burnet/Gateway Regulating Plan. Pape-Dawson prepared construction plans and processed them through the City of Austin. Pape-Dawson worked with the City to assemble a special team to review the Bowen and the associated site plans for the master development plan. This maximized efficiency when addressing comments from the City for each of the phases. Pape-Dawson is also providing construction phase services for this development.
