Pape-Dawson is the civil engineer for the development of this mixed-use, master planned community located on the 2,421-acre Word Borchers Ranch north of New Braunfels. The community will include 6,000 dwellings and 340 acres of commercial development.

We completed a preliminary analysis of transportation, utility, drainage, and zoning requirements for the development as part of the master planning process. Our environmental team conducted a jurisdictional waters determination/delineation and surveyed for spring locations along the Guadalupe River to identify potential critical habitat for endangered spring species.

Pape-Dawson also conducted a traffic impact analysis to determine impacts to the existing roadway network and provided recommended improvements for roadways and access to public transportation and pedestrian/bicycle networks. Pape-Dawson conducted a preliminary assessment of stormwater management requirements based on effective Federal Emergency Management Agency (FEMA) hydrologic and hydraulic models of the area, as well as a site analysis of drainage requirements and sediment load analysis. We also worked with New Braunfels Utilities to identify required water, sewer, and wastewater network capacity improvements.

In addition to site improvements, Pape-Dawson worked closely with the City of New Braunfels and multiple other stakeholders to assist the client in negotiating an unprecedented development agreement and annexation process.
