Property Assessment Report

The historic Cole Ranch property was once used as grazing land for Spanish Merino sheep and featured dip vats believed to have been built in the late 1800s. Pape-Dawson’s environmental team provided environmental services for 2 acres of the property, including an affected property assessment to determine options for closure of a dip vat site. Assessment activities included soil borings, analysis of an existing groundwater monitoring well, stockpile sampling, and collection of soil and groundwater samples to analyze for arsenic.
Our team designed a creative strategy to meet regulatory requirements for the Texas Commission on Environmental Quality (TCEQ) Voluntary Cleanup Program (VCP). We provided cost savings by limiting the excavation site and achieved closure through the VCP by successfully managing arsenic-affected soils within the tract to achieve levels suitable for commercial/industrial land use.
