SAT 4 Distribution Center

Pape-Dawson worked with the developer, owner, and tenant on project development for this 1.2-million-SF distribution center on a 100-acre tract.

The selected site for the SAT 4 project was vacant and undeveloped with land-use restrictions due to proximity to Lackland Air Force Base. Operation of the distribution center required complete reconstruction and realignment of 7,000 LF of Pue Road, 14,600 LF of 8″ to 18”off-site sanitary sewer, 5,600 LF of off-site overhead electric, 2,100 LF of pavement widening on US 90, and a new signalized intersection with new turn lanes on SL 1604 at FM 143. Reconstruction of Pue Road also included the design of multi-phased traffic control plans to accommodate a concrete batch plant operating 24 hours per day.

Pape-Dawson developed a detailed project schedule that provided for environmental studies, design, and regulatory approvals needed to support a fast-track project. The SAT 4 project started construction within 3 months, closed on land within 4 months, and obtained a certificate of occupancy within 11 months. Pape-Dawson worked closely with the extended design team through final approval and project close-out.
