Pearl is a 22-acre culinary and cultural destination north of Downtown San Antonio that attracts both locals and visitors alike to experience world-class retail, dining, and hospitality excellence. Pape-Dawson has served as the civil engineer for Pearl’s redevelopment for nearly 20 years. We developed strategies for local utility service and design while maintaining the brewery’s existing historic structures and features.

Pape-Dawson negotiated a development agreement to extend storm drainage and eliminate flooding, and the drainage culvert ultimately served as a catalyst for additional development in the area. Our transportation engineers prepared plans for curb bulb-outs, pedestrian amenities, and on-street parking along Pearl Parkway, which were incorporated into the overall site design to create a pedestrian-friendly environment.

Our services include master planning, Museum Reach design, construction documents, subdivision platting, permitting, traffic impact analysis, and construction phase services. A few of our projects at the Pearl include The Full Goods Warehouse, Pearl Stables, Can Plant Apartments, Culinary Institute of America’s Center for Latin American Cooking, and Hotel Emma.
