Pape-Dawson was the civil engineer for the former 600,000-SF NuStar Energy Corporate Campus with a four-story, 1,000-space parking garage. The campus is located on a 32-acre site southeast of the intersection of IH 10 West and Old Camp Bullis Road. The site is within the 680-acre La Cantera (The Rim) Master Development Plan.

We completed a feasibility study to evaluate access, zoning, platting, environmental, topographic, drainage, and utility service issues related to the site. Because the site is located on the Edwards Aquifer Recharge Zone, our environmental specialists conducted an endangered species (karst) features evaluation, geologic assessment, and Phase 1 environmental site assessment. Services also included a grading and drainage plan, extensive utility coordination, a utility plan, a water pollution abatement plan, a stormwater pollution prevention plan (SWPPP), a TxDOT driveway permit, and construction phase services. We also master planned a second 1,000-space garage for a future phase of development.

The development received Silver LEED certification.
